Deed Restrictions

The Deed Restrictions are the governing legal documents that set up the guidelines for the operation of the planned community as a non-profit corporation.  The Deed Restrictions were recorded by the County Recorder of Deeds office in which the property is located and are included in the title to your property. Failure to abide by the Deed Restrictions can result in a fine to a homeowner by the Association or legal action

The Bylaws are the guidelines for the operation of the non-profit corporation. The Bylaws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, the corporate office of the Association, and other specific items that are necessary to run the Association as a business.

Architectural Submission Form
Use the Architectural Review Committee (ARC) form to obtain approval for your deck, fence, shed, or other exterior alteration.  Use the ARC form and the guidance in Article II, Section 21 of the Deed Restrictions to submit a request for additions or changes to the exterior of your property.  Provide submissions in writing to BC Communities   

Grass Cutting Contract Details
The grass cutting contractor maintains the grass in Newell's Creek common areas.  If your property borders any common areas, please help the contractor know where to cut by marking the edge of your property.  Please do not approach the contractor with issues.  Instead, report any grass cutting contractor issues to our Managing Company, BC Communities, at phone number (302) 234-7710 or email
